What Size Skip Do I Need for a Commercial Fit-Out or Shop Refit?
Last updated: June 2026
Commercial fit-outs, shop refits, office clearances and retail refurbishments all generate large volumes of mixed waste — old shopfitting, display units, flooring, partition walls, lighting rigs, packaging and general commercial debris.
Recommended
12
Yard Skip
110-130 bin bags
Quick Answer
For a standard shop refit or office clearance, a 12 yard skip is the most practical choice — it holds 110–120 bin bags of mixed commercial waste including shopfitting, flooring, partitions and packaging. Large or ongoing commercial projects should consider 14 or 16 yard skips or a RoRo container.
easySkip arranges commercial skip hire in London, Manchester, Birmingham, Leeds, Glasgow and 1,000+ UK postcodes — same licensed service, same documentation.
What Types of Waste Does a Commercial Fit-Out Generate?
Commercial fit-outs produce a distinctive mix of waste unlike domestic projects. Tight programme timelines mean efficient waste removal is business-critical — waste that accumulates on site can halt trades and cause programme delays.
Shopfitting Waste
Old display units, shelving systems, counters, cash desk structures, signage, fitting room partitions — typically large, bulky, and lightweight.
Floor and Ceiling Waste
Old carpet tiles, vinyl flooring, suspended ceiling tiles and grid systems, raised floor panels. Note: carpets and carpet tiles need to be declared at booking — they can't go in a standard mixed skip without prior arrangement.
Partitioning and Drywall
Demountable partition systems, plasterboard, acoustic panels, fire-rated boards. Note: plasterboard must be declared at booking and segregated — it can't be mixed into a standard skip.
Electrical and Lighting
Old track lighting, display lighting, electrical conduit and trunking (WEEE restrictions apply to actual electrical equipment).
Packaging and Delivery Waste
New fit-out deliveries generate enormous volumes of cardboard, polystyrene, pallet wrap — often as much waste as the strip-out itself.
Kitchen / Staff Area Waste
Old kitchen units, appliances (WEEE), lockers, hard furniture. Note: staff-room sofas, armchairs and padded chairs are POPs and mattresses are prohibited — both must be declared at booking.
Recommended Skip Size for Commercial Fit-Outs
Choose the right skip size for your project scope. All sizes listed are for light commercial waste only — NOT suitable for heavy materials such as concrete or soil.

4Yard Skip
Best for very small commercial jobs or single-room strip-outs.
Holds 40–50 bin bags. Suitable where access is very tight and waste volumes are minimal.
6Yard Skip
Good for small office clearances or light shopfitting removal.
Holds 50–60 bin bags. A step up when a 4-yard feels too tight.
8Yard Skip
Best for smaller commercial projects — a single retail unit strip-out, small office clearance, or single-room commercial refurb.
Holds 70–80 bin bags. Good for mixed light commercial waste.
12Yard Skip
The go-to choice for standard shop refits and office fit-outs.
Holds 110–120 bin bags of mixed commercial waste. Handles shopfitting, partitioning, flooring, packaging — all in one. NOT suitable for heavy materials (concrete, soil).
Recommended
Book 12 Yard →14Yard Skip
Best for larger commercial premises — multi-floor office refits, larger retail units.
Holds 140–160 bin bags. Light waste only.
16Yard Skip
For large commercial clearances, warehouse refits or where packaging and bulky shopfitting generates high volumes.
Holds 160–180 bin bags.
Commercial Fit-Out Skip Hire — Key Considerations Not Needed for Domestic Jobs
Commercial projects have different requirements to domestic skip hire.
Access and Positioning
Commercial premises may be on high streets, in car parks or loading bays with specific delivery windows. Plan skip placement with your premises manager or landlord in advance.
Permits and Highway Management
Skips on public roads near commercial premises require council permits. In busy high street locations, traffic management requirements may also apply — check with your local authority. Please note: permit fees are non-refundable if your booking is cancelled.
Waste Transfer Documentation
Commercial waste disposal requires a Waste Transfer Note (WTN) for every load. Ensure your skip hire company provides WTNs — easySkip's licensed carriers provide this documentation as standard. Replacement WTNs are available at £15 + VAT.
Duty of Care
Businesses have a legal Duty of Care under the Environmental Protection Act 1990 to ensure commercial waste is disposed of by a licensed waste carrier. See the gov.uk guidance on managing your waste for full details.
Business Hours and Programme
Commercial projects often need skips delivered and collected outside of retail trading hours. Discuss scheduling requirements when booking.
How Long Can I Keep the Skip?
Hire periods are a critical planning factor for commercial fit-outs — programmes can run for weeks, with waste generated in distinct phases. Here's what to know:
Standard Hire Period
Your hire period will be confirmed at the time of booking and is designed to cover the typical duration of a single-phase strip-out or shopfitting delivery clear-up. Confirm the exact period with easySkip when you book.
Extended Hire & Swap-Outs
For longer fit-out programmes, extended hire can be arranged from £15 + VAT per day, subject to availability. A swap-out service where a full skip is collected and a fresh one delivered keeps your site clear throughout the programme. Useful for phased strip-outs where waste is generated in multiple bursts.
Flexible Collection
When a skip is full ahead of schedule and blocking site access, easySkip can arrange same-day or next-day collection on request. Essential for high street locations or premises with limited loading bay access. Discuss this option when booking.
Fit-Out Programme Planning
For larger commercial projects, book skips in advance with agreed collection windows aligned to your programme. easySkip can work with your project manager or main contractor to schedule deliveries and collections outside of retail trading hours.
Restricted Waste Streams in Commercial Fit-Outs
Commercial fit-outs frequently generate waste types that cannot go into a standard mixed skip. These items either require a different waste classification on the booking, a specialist collection, or both. Always declare these materials at the point of booking to avoid a minimum surcharge of £100 + VAT and potential load rejection.
Plasterboard / Gypsum
Plasterboard is not accepted in standard commercial skips. Under UK landfill regulations, gypsum-based waste must be segregated from biodegradable waste to prevent hydrogen sulphide gas formation. If your fit-out involves stripping out partitions or drywall, tell easySkip at the time of booking so the waste type can be amended and a plasterboard-only skip or separate collection arranged.
POPs — Upholstered Seating
Waste Upholstered Domestic Seating (sofas, armchairs, beanbags, cushioned dining chairs) contains Persistent Organic Pollutants under UK Environment Agency rules and must not be placed in general skips without prior declaration. This applies to staff-room sofas, soft seating in retail/hospitality fit-outs, and any padded/upholstered office chairs. Under easySkip's terms and conditions, undeclared POPs items incur a minimum surcharge of £100 + VAT per item to cover separation and specialist disposal costs. See gov.uk guidance on disposing of business waste furniture.
Carpets, Carpet Tiles & Underlay
Carpets, carpet tiles and underlay require separate disposal and cannot be mixed with general commercial waste in a standard skip. If your fit-out includes carpet lift, tell easySkip at the time of booking so the correct disposal route can be arranged.
Mattresses
Mattresses are listed as prohibited under easySkip's terms and conditions and cannot go in a standard commercial skip. Common in hotel, serviced-office, hostel and staff-accommodation fit-outs. Arrange a specialist collection or declare at booking.
WEEE — Electrical & Electronic Equipment
Old computers, monitors, servers, telecom equipment, kitchen appliances, EPOS systems, security systems, illuminated signage and lighting control systems are not accepted in standard skips. They must be disposed of through WEEE-compliant routes. Tell easySkip at booking and we can advise on WEEE collection alongside your skip hire. Full guidance is available on the Environment Agency WEEE page.
Fluorescent Lighting
Strip lights and fluorescent tubes contain mercury and must be separately collected. They cannot go in a skip.
Refrigeration Equipment
Walk-in cold rooms, display fridges and refrigerated cabinets from commercial kitchens or food retail require specialist refrigerant recovery before disposal. These cannot go in a standard skip.
Hazardous Materials
Some commercial premises may contain fire suppression chemicals, specialist coatings, asbestos-containing materials in older buildings, or contaminated waste from previous uses. Always check before stripping out older commercial buildings.
What Can & Can't Go in a Commercial Skip
Important — Pre-Notification Required for Some Waste Types
Plasterboard, carpets and carpet tiles, WEEE (electrical items), and POPs upholstered seating (sofas, armchairs, padded office chairs) are not accepted in standard mixed commercial skips. If your fit-out generates these materials, you must tell easySkip at the point of booking so the waste type can be amended and the correct disposal route arranged. Under our terms and conditions, loading undeclared restricted items into a standard skip incurs a minimum surcharge of £100 + VAT (and from £250 + VAT for hazardous waste), and the load may be rejected on collection.
